Things We Like Being Asked!

When approaching us to find a new home we feel that some people are a little anxious and may not know how to get the best out of their viewings. At Newby & Co we want you to be as comfortable as possible around us and feel like you confide all your queries, big and small, in our team. Viewing a potential home can be a little daunting, you’ve only got limited time to take everything in and that sometimes involves being under the looming eye of the current owner. Rest easy, we’re always here to answer those difficult questions.

We’re going to list a few things you should always consider and ask when dealing with an estate agent, independent or otherwise.

  • How long has this property been on the market?

Always check this, it’s important for you to know how in demand a property may be.

  • Why have the estate agents decided on this price?

We’ll always be more than happy to tell you why the property justifies its asking price. This is just estate agent courtesy.

  • What major work has been taken on the property in the past?

We understand why this needs to be asked as it may be a future implication towards further work or something that may even be of great advantage to you.

  • Why is the current owner of the property selling on?

This is one we can’t always answer and we will always try and answer as earnest as possible. Sometimes we can give you straight up answer but sometimes the current owner may not want us to disclose for personal reasons. When we can, we always will.

  • How much can we expect to pay for council tax and bills?

This is very important. The last thing our customers want is to move in to their new home and find they fall into a daunting tax band and have hefty bills on their hands which they can’t pay. Be conscious of this every time you view a new area.

  • What are the neighbours like? Are there any issues with noise?

Everyone wants to know this, we get asked it all the time and would be alarmed ourselves if you never did!

These are of course just suggestions, everybody is different so if there’ anything nagging you at a viewing – just ask!
